Annual Dues
$300
Covers expenses related to the maintenance and upkeep of the subdivision.
Including:
- Maintenance of our lake, which includes safe chemical treatments, aerators in certain locations and clearing of shoreline muck.
- Maintenance of our common areas, such as the beach/park , entrance and cul-de-sacs.
- Postage, paper and miscellaneous office supplies.
- Legal fees and permits
- Directors insurance
- Social activities
- Website operation costs
Water System
Annual Dues
$650
Covers expenses related to the community well water system connected to most of the homes in the sub.
Including:
- Operation, maintenance and repairs of the entire water system including the pump house.
- Monitoring and reporting of water quality to the EPA and DEQ to assure that all standards are met.
- “Flushing” the water mains twice a year to clear sediment and providing the same service to homeowners for the line between the house and main.
- Contingency funds to cover unexpected problems.
Billing
The annual dues and water bills are sent on March 1st. The entire amount ($950) is due on March 31st.
Late Fees
Payments received more than 30 days late (April 30th) are subject to a 15% late fee. Each additional month late is subject to a $50 late fee.
